Villas on 24th Redefine Austin's Skyline

5 January 2026

In the heart of Austin’s bustling West Campus, a new landmark is reshaping the student living experience. Villas on 24th, a striking 30-story high-rise, isn’t just adding to the city’s skyline it’s setting a new benchmark for how high-performance fenestration and modular construction can harmonize to create sustainable, comfortable, and visually captivating urban environments.

Designed by Rhode Partners, this 340,000-square-foot tower serves the University of Texas at Austin community with 199 units and 670 beds. But beyond its resort-style rooftop pool and "sky court" basketball arena, the true story of Villas on 24th lies in its envelope.

The Triple Challenge: Density, Climate, and Acoustic Comfort

Austin’s climate demands a building envelope that can withstand intense solar heat gain while providing superior thermal comfort. For a 30-story high-rise, architects face a unique trifecta of challenges:

  • Thermal Efficiency: Reducing cooling loads in a region where temperatures frequently soar above 100°F.

  • Acoustic Insulation: Protecting students from the noise of a dense academic and nightlife district.

  • Structural Integrity: Meeting rigorous wind load and design pressure (DP) requirements inherent to high-rise structures.

Engineering the "Geometric" Facade

One of the most distinctive features of Villas on 24th is its geometric, pre-fabricated panel system. This modular approach allowed the construction team to streamline the schedule and reduce costs without sacrificing architectural depth.

By integrating our Supera CW (Commercial Window) systems into these prefabricated panels in a controlled factory environment, the project ensured a tighter seal and significantly better quality control than traditional on-site installations. This "panelized" construction method allowed the team to "dry-in" the building faster as it rose, a critical factor for Austin's rapid development pace.

Technical Spotlight: The SUPERA Advantage

To meet the project's ambitious goals, the design utilized the INTUS Supera CW system. This high-performance polymer line offers "Passive House" levels of efficiency with the structural durability required for high-rise applications.

Metric

Performance Range / Value

Significance for Villas on 24th

U-Value

0.15 – 0.28

Superior thermal resistance to combat intense Texas heat.

SHGC

0.12 – 0.51

Low Solar Heat Gain options to minimize cooling loads.

Sound Abatement

STC 31–47

Essential for dampening noise in the dense West Campus district.

Design Pressure

±40.10 – ±70.18 psf

High structural rating to withstand wind at 30 stories.

Air Infiltration

0.10 cfm/ft²

Extremely tight seal to prevent energy leakage.

Biophilic Design and Student Wellness

Today’s students are more environmentally conscious than ever, but they also prioritize wellness. At Villas on 24th, floor-to-ceiling window configurations are a standard feature, designed to maximize natural daylighting a key component of biophilic design that has been shown to improve focus and mental health.

By utilizing INTUS high-performance window systems, projects like this achieve:

  • Superior Thermal Stability: Keeping the interior temperature stable regardless of the 100°F Austin sun.

  • Solar Heat Gain Control: Specialized SunGuard® Low-E coatings ensure that while light enters the room, the heat stays out.

  • Quiet Living: High STC ratings ensure that even in the middle of West Campus, a 20th-floor apartment remains a sanctuary.

A Sustainable Model for Urban Growth

Villas on 24th represents the future of the "Texas Modern" aesthetic: efficient, bold, and unapologetically high-performing. As Austin continues to densify, the success of this project proves that we don't have to choose between stunning architectural forms and the rigorous energy standards of tomorrow.

By prioritizing the building envelope and selecting components that exceed the status quo, the development team has created more than just an apartment building; they’ve created a sustainable roadmap for high-density urban living.
