About this Project

Overlooking Crotona Park in Bronx, New York, this mixed-use senior housing development is creating a community for low-income and LGBT seniors. HELP Crotona Senior Housing was created through a partnership with HELP USA, a national non-profit developer of affordable and supportive housing, and SAGE US, an advocacy group and service provider for LGBT Seniors.

The 65,000 SF, 7 story project boasts passive house design components, such as INTUS’ energy efficient casement passive windows, thicker insulation, reduced thermal bridges, VRF heating and cooling, and ERV’s in each unit for ventilation and fresh air along with energy recovery. The project is set to achieve Energy Star certification and reach NYSERDA NCP Teir II.

Seniors can take a break from the hustle and bustle of the noisy city streets and enjoy quiet rooms thanks to INTUS’ sound abating windows. Our Arcade fixed windows have a sound rating of STC30/OITC 25 and the casement windows are STC 31/OITC 24. Large windows in the lounge offer a view of Crotona Park on every level.

“The building combines low-income senior housing with an innovative ground-floor, LGBT-oriented Senior Center to serve building residents and any interested New York City seniors. Seniors who identify as LGBT comprise a growing population which often experiences housing discrimination and difficulty living “out” in typical senior housing. This development is one of the two first NYC subsidized housing developments with programming that addresses the needs of LGBT seniors.” – New York Housing Conference
